- Client, Electric Fasteners, Inc. (Elfco), wanted a new sales and distribution center, but felt that a build-to-suit would be too expensive, so we began looking at existing structures, which didn’t satisfy the client

- We showed the client existing space by a development company not yet on the market
- Then, we setup a meeting with Becknell Development to discuss a possible build-to-suit and discovered that build-to-suit pricing was lower
|
|
|
|
|
Results
|
|
|
|
- Client purchased two parcels of privately held land, one of which was not on the market. Over multiple meetings, we designed a facility that will vastly improve Elfco’s efficiency.
- Ground was broken in July 2005 and completion is scheduled for December 2005
